Crossrail has turned many of us into train spotters. It is considered as Britain’s most ambitious transport project ever. The £14.8 billion Crossrail project is now on its way towards completion and is driving property values across its route. Southall is a more affordable spot than neighbouring Ealing, which is also on Crossrail, commented by Neil Chegwidden, Director of Research from JLL UK. “It will appeal to those working at Heathrow” – shaving off nine minutes each way – “as well as the young professional headed for the City and Canary Wharf,” he said. Journey times from Southall to the West End will be reduced from 34 minutes to 17 minutes and from 50 minutes to just 31 minutes to Canary Wharf.
Regeneration project in Southall helps it reach potential
Southall is a vibrant location with strong longer-term prospects for both broad regeneration and gentrification, especially given to its close proximity to the City and Central London. Southall has been awarded £4.4 million from the Mayor’s Regeneration Fund, matched by £1.4 million from Ealing Council and £1.9 million from Transport for London. There will be lively commercial zones, a lot of glamorous new homes and some stations will be at the heart of large new neighbourhoods. Southall ranked fifth for long-term development potential, followed by Maryland and West Drayton, suggested by research from JLL UK.

Apart from the forthcoming Crossrail and regeneration project, Southall is a place of gardens, parks, trees, shopping and restaurants, art and entertainment, cafes and culture. This area is often described as “Little India” and mixed with communities from all over the world.
